Chelsfield 30 years on
Start by doing what is necessary, then do what is possible and suddenly you are doing the impossible. That’s the vision of our Founder and Chairman Elliott Bernerd, who has inspired Chelsfield’s highly respected and hands-on team to be at the forefront of real estate and development for over 30 years.
As a leading, privately-owned property developer, investor and asset manager, Chelsfield has the ability to unlock exceptional potential within each commercial, residential, hotel and leisure project, producing market-leading returns for investors. With £4.2bn ($5.5 bn)* under management with influential and ambitious projects in London, Paris, New York, and now Asian gateway cities including Hong Kong, Shanghai, Singapore and Tokyo.

We have been associated with a number of high-profile hotel and leisure assets, including The Westbury hotels in London and New York, Wentworth Club in Surrey, one of the world’s most prestigious golf clubs, Stockley Park, which from derelict land near Heathrow became a prototype for the modern-day business park and we have turned Paddington Basin into a very successful, high-density mixed-use project in London.
This expertise in creatively repositioning under-performing assets is also at the core of our work in Asia, where we launched a fund in 2017, acquiring and redeveloping five properties to deliver above-benchmark returns for investors.
We are equally comfortable in the world of retail where we have been behind the creation of three of the UK’s largest regional shopping centres: Merry Hill in the West Midlands and the Westfield centres in White City and Stratford, London. Now, with a focus on global luxury retail we have built relationships with brands including Dolce & Gabbana and Burberry, and are helping them to create landmark shops in London, Paris and Hong Kong.
We really think the key to our business is long-term relationships with partners, investors and communities. We have worked with world-renowned architects including Rogers Stirk Harbour + Partners at Paddington Basin and OMA’s Rem Koolhaas and Reinier de Graaf at Hollandgreen in Kensington, London, where we recently transformed the former Commonwealth Institute into a new home for the Design Museum, as well as public space and award-winning prime residential.
Our longstanding association with The Olayan Group, a private multinational enterprise, has provided new opportunities such as in central Paris where they acquired a unique portfolio of mixed-use buildings which we are managing. These assets are located in the Golden Triangle and the central business district with some currently undergoing extensive redevelopment. In prime central London, we are managing The Knightsbridge Estate, also owned by The Olayan Group, a 3.5 acre freehold site located between Harrods and Harvey Nichols. It has been an opportunity to transform an under-performing asset into an international luxury destination and, at the northern end, deliver a mix of new world-class retail, state of the art offices, 35 rental apartments and a rooftop restaurant.
And the future? Chelsfield has a significant pipeline of future projects and a strategic approach to new international markets and opportunities. We will be posting further insights into our achievements here.
