Health and Safety
Chelsfield are committed to ensuring the health, safety and welfare of everybody affected by our activities and that is the overriding factor in the decision making process.
Throughout the life of the project all stakeholders involved in the supply chain will be obliged to uphold our standards and operate a zero tolerance approach to breaches of Health and Safety Codes of Practise. In order to foster a culture of excellence in Health and Safety the strategy can be broken down into three principal elements – all of which are knitted together.
Design
- Creating a design rationale to create a safe working environment during demolitions
- Imposing design life cycle regimes to achieve safe working practices
- Identifying areas where risk can be minimised – for example pre-assembly techniques to limit
- Working at heights
- Enforcing a strategy to minimise the impact on all stakeholders – for example
- Effective measures to reduce noise, dust and light pollution
- Implementing a comprehensive security policy
Delivery
In addition to Chelsfield, principal responsibility for Health and Safety at this stage of the project will rest with the main contractor. The selection of the contracting partner will ensure our ideals and aspirations are matched and that the contractor believes Health and Safety is integral to the way the scheme is delivered. At the very least:
On Site
- All personnel will be required, irrespective of their discipline, to carry out regular project safety tours
- An integrated approach to working with suppliers to ensure high standards
- A clear project specific strategy with procedures, templates and guidance contained within a Safety Management System
- Compliance (as a minimum) with the current Health and Safety Commission guidance documents
- Regular updates and briefings
- Ensuring the people, environment, structure, culture and incentives are in place to make this happen
Off Site
- A Traffic Management Plan
- Liaison with emergency services
- Advance notification of significant events
- Minimisation of disruption and inconvenience
- Regular updates and briefings
- Management of waste and energy

On-going Management
Health and Safety matters do not stop with the completion of construction but continue across all tenures in perpetuity. We strive to put in place a management structure to ensure the continuation of:

- Dynamic, flexible, responsive estate management
- Reasonable service charges
- A great place to live and work
